Terms and conditions governing your use of our short-term rental platform

1.1. BGApartman is an intermediary platform that enables the connection of users seeking short-term accommodation ("Guests") with users offering such accommodation ("Owners").
1.2. BGApartman does not own any property advertised on the platform, nor does it directly provide accommodation services.
1.3. The platform is used at the user's own risk.
2. Responsibility
2.1. BGApartman assumes no responsibility for:
- • behavior of guests or owners,
- • damage, theft, or any incident that occurs during the stay,
- • accuracy, availability, or quality of accommodation,
- • cancellations, no-shows, or incorrect information.
2.2. Owners and guests are solely responsible for their mutual relationships, stay conditions, payments, communication, and any disputes.
2.3. To the extent permitted by law, BGApartman is not liable for any direct, indirect, incidental, or consequential damages that may arise from the use of the platform.
3. Advertising and Reservations
3.1. Owners are required to enter accurate accommodation information and timely update availability.
3.2. Guests are responsible for reading all information before booking and behaving in accordance with the property rules.
3.3. BGApartman is not a contracting party in the reservation – it is concluded directly between the guest and owner.
4. Payments and Commission
4.1. BGApartman takes a commission of 10% per completed reservation, unless otherwise agreed.
4.2. Payment terms (advances, deposits, cash, or card) are exclusively an agreement between the guest and owner.
4.3. The platform does not guarantee payments nor assumes collection risk.
5. Limitation of Liability
5.1. BGApartman does not provide guarantees that the platform will operate without errors or interruptions.
5.2. We do not guarantee that the user will achieve any income or find accommodation.
5.3. All users use the platform "as is" and "as available", without any guarantees.
6. Right to Modify
6.1. BGApartman reserves the right to modify these terms of use at any time.
6.2. We will notify users of changes by posting on the website. Use of the platform after changes is considered acceptance of the new terms.
7. Right to Terminate Access
BGApartman reserves the right to remove any listing, temporarily or permanently block a user account, without obligation to provide justification, if it determines that there has been abuse, misrepresentation, or violation of rules.
8. Law and Jurisdiction
These terms are governed by the laws of the Republic of Serbia. All potential disputes users agree to first attempt to resolve peacefully. If necessary, the competent court in Belgrade has jurisdiction.
