Welcome to BGApartman ("we", "us", or "our"). By accessing or using our platform, you agree to these Terms & Conditions.

2. About Our Platform

BGApartman is a property booking platform that connects guests with verified apartments listed by independent hosts.

We do not charge commissions on bookings. Instead, hosts pay a €100 yearly listing fee to keep their apartments visible on our site.

All bookings are arranged directly between guests and hosts.

3. User Accounts

Creating an account is optional for guests.

Hosts are required to create an account to list properties.

You are responsible for keeping your login information secure and for all activity under your account.

We may suspend or terminate accounts in cases of fraudulent or suspicious activity.

4. Bookings and Payments

Guests can make booking requests through our website.

Payment is handled directly between the guest and the host, usually in cash or another mutually agreed method.

We are not involved in handling or processing payments, and we do not act as an intermediary, payment provider, or financial representative of either party.

Any disputes or refunds regarding payments must be resolved directly between the guest and the host.

However, if a serious issue arises — such as fraudulent activity, safety concerns, or failure by either party to honor their agreement — our team may review the case and, where appropriate, assist in resolving the matter or take measures such as removing the listing or suspending the involved account.

While we cannot guarantee refunds or enforce compensation, we aim to maintain a fair and trustworthy community for both guests and hosts.

5. Host Listings

Hosts must ensure that all information about their property (description, images, price, etc.) is accurate and not misleading.

Upon payment of the annual listing fee (€100), the host's apartment will be visible on our website and may be randomly promoted on our Instagram and TikTok channels.

We reserve the right to remove listings that violate our rules, are fraudulent, or harm our platform's integrity.

6. Liability Disclaimer

We provide the platform "as is."

We are not responsible for:

the accuracy of property listings,

the behavior of hosts or guests,
•
payments made outside our system, or
•
any damages or losses arising from bookings.

Our role is limited to providing an online space where hosts and guests can connect.

7. Termination

We reserve the right to suspend or remove any user account or listing that violates these Terms or engages in fraudulent activity.

If a host's listing is removed for violating our policies, the annual fee will not be refunded.

8. Intellectual Property

All content, branding, and design elements on this website are owned by BGApartman unless otherwise stated.

You may not copy, modify, or distribute our materials without prior written consent.

9. Changes to Terms

We may update these Terms from time to time.

Any changes will take effect immediately upon posting on this page, with a revised "Last Updated" date.
